What are some models for ground-up apartment development?

1. The A.CRE Apartment Development Model – This is a merchant-build (i.e. build-lease-sell) model with no option to refinance the construction debt at stabilization
2. The All-in-One Model – This is a build-to-core (i.e. build-lease-hold) model that is not ideal for merchant-build scenarios.
