Located at the corner of Washington and Bromfield Streets in Boston’s Downtown Crossing Neighborhood, 11-21 Bromfield Street is proposed as a 22-story, 427,000sf mixed use building consisting of Office and Retail uses.

Led by design architects Adrian Smith Gordon Gill of Chicago and local design firm Arrowstreet, we have designed a building that has been carefully stitched into the existing urban fabric of downtown, that will engage and activate with the pedestrian realm and that is focused on health and wellness. The key design features of the building will include amenities focused on health and wellness, outdoor work and gathering spaces, plentiful interior daylighting and enhanced indoor air quality. The project will achieve LEED Platinum status as well as net zero carbon emissions, which will make this the first high rise office building in Boston to achieve this distinction.

The prominent location of this site and its thoughtful design will allow this project to play a key role in the continuing economic renaissance of downtown crossing. When fully leased, 11-21 Bromfield will bring over 1,700 workers to this site representing an annual economic output of over $1B , including an annual increase in retail spending of over $6M. The catalyst represented by this investment will create opportunity for the small and local businesses of the district and improve the quality of life for its residents.
