Our Tokyo office is seeking a Senior Vice President to join the Portfolio & Asset Management team.
Responsibilities include, but are not limited to:
- Manage a portfolio of real estate investments for various Heitman managed funds and separate accounts
- Preparing and monitoring annual business plans for the assets under management
- Implement a long-term asset management strategy for a specific property type, including income and expense forecasting, leasing plan, capital budget, value creation activity and risk-return analysis for assets, perform hold/sell analyses
- Manage the disposition of assets including agent selection, negotiation with buyers, preparation of sales contract with external legal support, communication with lenders and trust banks, etc.
- Coordinate the annual/quarterly external appraisal process for investment properties and ensure the required information is communicated and provided to appraisers
- Initiate refinancings including lender selection and documentation/execution of related agreements and monitoring of debt covenants
- Appoint external specialists such as leasing agents, retail consultants, and construction managers and partner them closely to carry out the strategic property plans
- Prepare financial analysis/modeling at portfolio/asset level
- Closely monitor and work with property management teams, and/or joint venture partners
- Prepare reports and documents for review by senior management
- Support in the due diligence, closing phase and debt raising process of the transaction in conjunction with outside parties
- Provide training and mentorship to the Tokyo team members where necessary
Qualifications:
- 5-10 years of real estate experience
- Bachelors or Masters degree in Business, Economics, Finance
- Ability to work efficiently in a fast-paced team environment
- Strong quantitative and analytical skills, along with outstanding organization skills
- Excellent interpersonal, verbal, and written communication skills
- Deadline driven, proactive and detail oriented
- Team player
- Proficiency in Word, Excel, Power Point, Argus
- Fluency in Japanese and proficiency in English, with the ability to communicate professionally
