The Senior Associate role offers an opportunity to be a key contributor and emerging leader within the Investment Team, which is at the forefront of the business’s growth. This individual will play a leadership role in mentoring junior team members, driving key initiatives, and enhancing processes. Responsibilities include underwriting acquisition and development opportunities, conducting operator/client credit analyses, and analyzing business plans, financial statements, budgets, and management teams. The Senior Associate will lead the budgeting process, monitor real estate portfolios, participate in client interactions, and visit communities. With a focus on seniors housing, age-restricted multifamily, and other investment opportunities, the role spans the full investment lifecycle, from initial valuation and deal structuring to due diligence, closing, and portfolio management.
KEY RESPONSIBILITIES
Leadership and Team Development:
- Mentor and coach junior team members, fostering professional development and technical growth.
- Serve as a resource for junior staff, reviewing their work and providing constructive feedback.
- Take ownership of key workstreams and guide team members in managing deadlines and deliverables.
- Act as a liaison between junior and senior staff to ensure smooth communication and project execution.
Investments and Financing:
- Lead underwriting efforts for potential acquisitions and development opportunities, including property/portfolio-level financial analysis and return metrics.
- Actively contribute to transaction negotiations by providing insights and observations.
- Support due diligence activities across all stages and components (financial, physical, legal, regulatory, tax, etc.) and escalate findings as needed.
- Participate in the execution of property/portfolio-level financing strategies for acquisitions or post-closing refinancings.
- Collaborate with the team to optimize and enhance pro forma models and financial templates.
Transaction Management:
- Manage workstreams, ensuring coordination among internal and external stakeholders throughout transaction and closing processes.
- Lead the preparation of Investment Committee memos and address questions during IC meetings.
- Contribute to legal documentation and provide analytical support.
- Engage in strategic corporate-level discussions and provide analysis as needed.
Asset and Portfolio Management:
- Oversee monthly, quarterly, and annual asset management processes for assigned portfolios with minimal oversight.
- Perform detailed operating performance analyses and implement strategic plans.
- Build strong relationships with operator peers, ensuring effective delivery of asset management requirements.
- Identify and escalate key relationship or operational issues promptly.

TRAVEL
Some out-of-area and overnight travel may be expected.
MINIMUM REQUIREMENTS
- Bachelor’s degree in a related field is required.
- 5+ years of relevant experience in real estate or healthcare investing, including principal investing, fund management, investment banking/investment sales, or lending.
- Expert knowledge of real estate investment fundamentals, including investment structures such as JVs, leases, and loans.
- Proficiency in real estate modeling, including valuations, returns, and waterfall distributions.
- Strong interpersonal and communication skills, with a client-facing orientation.
- Proven ability to manage and mentor team members effectively.
