Area Director (Head of Community), South Korea Full Time

As the only Area Director in Korea territory, you will lead the Community team, which is the largest function at WeWork Korea consisting of ~60 people, overseeing 18 buildings. You will directly manage 6 clusters (12 buildings) directly while your direct report, Associate Area Director will manage 3 clusters (6 buildings). Out of your two markets, Seoul is the 3rd largest market at WeWork and your portfolio has about 23K member capacity. You are required to report to the buildings you manage each day and be responsible and accountable for the overall profitability of each building in your area. The role reports to the General Manager to ensure the successful execution of business priorities across the territory and region.

In addition, you will be the owner of the member experience within your portfolio and responsible for ensuring we are meeting our members’ needs, our WeWork global standards, and targets on member experience satisfaction, as well as, retaining our members.

Your work, which will include but not be limited to the duties listed below, will help WeWork to achieve the following:

Community Strategy, Building Operations & Sales/Marketing Support:

• Be accountable for overall ownership for 18 building(s) in Korea (Seoul and Busan) and their P&L (2023 KRW revenues of KRW112.5 bn).
• Create and execute revenue-generating and cost-saving initiatives based on P&L of buildings while monitoring opex.
• Develop asset management plans & implement short, intermediate & long term strategies to improve building profits and value of the portfolio while mitigating risk and improving financial efficiencies with a focus on revenue, EBITDA, and cash flow goals.
• Present monthly and quarterly business reviews based on building P&Ls within your portfolio.
• Lead territory level Community initiatives such as centralized events, member benefits, member communications, SOPs, culture & learning, and NPS analysis.
• Partner with Sales counterparts to achieve revenue targets. Personally engage with key member organizations and prospects to ensure member satisfaction and retention.
• Partner with Operations counterpart to engage with SOPs, operations matters, procurement while achieving opex and NPS targets
• Closely work with all functions including product, technology, security, strategy, paid events & partnerships, member support, finance, legal and people locally to ensure seamless member experience and community operations.
• Lead and execute large, market-wide complex projects in partnership with cross-functional teams to create an improved member experience.
• Liaise with the key internal (onshore and offshore) and external stakeholders to drive accountability and improve performance for Korea territory

Member Satisfaction & People Leadership:

• Accountable for driving the highest levels of member satisfaction, measured through portfolio and building-level NPS.
• Be the hospitality leader and accountable for member retention.
• Responsible for delivering upon set standards for building operations with an eye to NPS and opex optimization.
• Responsible for solving member escalations needing market level support.
• Manage key initiatives related to enhancing community experience, creating operational efficiencies.
• Lead and manage Associate Area Director, the Community Managers and the entire Community team in your portfolio while managing/coaching individual performance, develop growth plans, optimize building staffing, creating and quickly adapting localized processes, rules and learning curricula.
• Track performance of direct reports regularly and conduct performance management reviews in sync with WeWork’s People Calendar
• Be accountable for employee satisfaction of team members in your portfolio, measured through market-level eNPS.
• Be responsible for headcount management and hiring requirements across Korea
• Lead Community leadership level meeting cadences, develop and execute communication strategies for Community to drive engagement and accountability

About You

We’d love to hear from you if you meet the qualifications below:

• 12+ years or equivalent experience in hospitality, retail, real estate, marketing, multi-unit retail, startups, or related experience with a strong operational focus and P&L accountability encompassing multiple locations.
• 5+ years of management experience of leading a sizable team made up of managers and individual contributors of more than 30+ reports
• Long customer-facing experience especially in Korea (preferred B2B sector)
• Strong skills in documentation (especially in professional Korean context) with the ability to coach others
• Creative strategic thinker who can support successful sales and marketing strategies while growing and launching new revenue streams
• Understand how to create localized strategy based on operational/financial data analyses
• Fast learner, who can navigate a complicated global matrix organization representing Korea Community while also understanding our IT systems
• Experience of being responsible for a P&L for multiple sites. Direct P&L accountability and ability to understand and drive results through the management of financial levers.
• Strong background of successful people and commercial negotiations, complex and sensitive conflict resolution, and impactful influencing skills internal and external.
• High flexibility to be able to pivot the entire team as strategic and operational shifts occur.
• Demonstrate integrity, dependability, responsibility, accountability, work ethic, and empathy.
• Must be open to possible travel and work from 18 buildings in Seoul and Busan
• Native Korean speaker while also fluent in spoken and written English (working-level)
