UDR, Inc. is now hiring a Development Analyst to join our team at our corporate office in Highlands Ranch.
GENERAL SUMMARY OF DUTIES: Supports the Development team in researching, underwriting, modeling, and due diligence activities to analyze potential multifamily development deals. Participate in the management of active developments including budget and contract tracking and consultant management.
SUPERVISION RECEIVED: Reports directly to Director – Development
SUPERVISION EXERCISED: N/A
1. Produce financial modeling spreadsheets.
2. Build and maintain reports and databases on land sales, forward supply, market data, and other statistics.
3. Receive, analyze, and summarize market studies. Establish intimate knowledge base of target markets.
4. Assist in the creation and assembly of presentations, investment memos, design update memos, and other correspondence utilizing PowerPoint, Excel, and MS Word.
5. Attend Owner-Architect-Contractor (“OAC”) meetings to support the development of project program and design.
6. Track project expenditures versus budget. Maintain financial forecasts for active developments.
7. Research local property tax rates, local impact fees, and entitlement costs to ensure an accurate reflection of total development costs.
8. Review third-party market reports to supplement the organizations’ operating data in order to make appropriate operating and expense projections for the proposed development.
9. Work with other members of the development team during the due diligence process to ensure issues related to the potential impact on project performance are reviewed. Provide sensitivity analysis to evaluate the impact of certain variables.
10. Review and summarize city documents.
11. Compile and manage project schedules.
12. Support development managers in tasks such as acquisition of utilities, permits, and other project needs.
13. Prepare and distribute monthly development reports to senior members of the team.
14. Perform other duties as assigned or as necessary.
TYPICAL PHYSICAL DEMANDS: Requires mobility sufficient to travel. Some bending, stooping, and stretching. Occasionally lifting items weighing up to 30 lbs. Requires eye-hand coordination and manual dexterity sufficient to operate a keyboard, photocopier, telephone, calculator, and other office equipment. Requires normal range of hearing and eyesight to record, prepare, and communicate appropriate reports. Extensive data input and required ability to sit for long periods of time. Regular and consistent attendance on the job is an essential function.
TYPICAL WORKING CONDITIONS: Normal office environment. Occasional evening or weekend work. Occasional travel may be required.
1. Bachelor’s degree in business, finance, economics, architecture, civil engineering, urban planning, or related field; or equivalent combination of education and experience required.
2. Minimum experience for consideration includes relevant work experience obtained through internships and/or prior experience in financial analyst role.
3. Candidate with two or more years of related experience preferred. Salary commensurate with experience.
4. Multifamily and/or real estate industry experience preferred.
